Why Thunder Ridge?
Thunder Ridge contains 166 lots of which more than 150 have been sold. Based on sales data, the majority of the current lot owners
chose Thunder Ridge for three specific reasons:

The beauty of the project setting and the size of the lots

The project’s physical proximity to the Red Rocks, culture, restaurants and shopping of Sedona—voted
the #1 most beautiful place to visit.

The reasonable cost of the lots in comparison with Sedona's typical lot prices which are in excess of $300,000-$400,000 for
one-quarter to one-half acre. Real estate experts predict that there will be no undeveloped lots available in Sedona by 2010.
Size
Thunder Ridge encompasses over 500 acres with 166 custom home lots site planned at varying elevations ranging from two 3,800 foot
elevation Mesa's, or lying within a narrow valley at 3,600 foot elevation.
Improvements
Each custom home lot lies adjacent to a paved project roadway, and at each lot line are underground electrical, telephone and cable
service. On-site water and sanitary septic is provided by the respective lot owners at the time they are building their custom homes. Based on the 2005 costs, a
conventional well producing anywhere from 5 to 70 gallons per minute will cost approximately $10,000, while a septic system will cost between $5,000 and $13,000 depending on the location of the lot and the underlying
geological structure.
Custom Homes
Each lot owner, on their own schedule, will typically retain a home designer at the
appropriate time to complete a set of custom home building plans. The project's design review committee ensures that the lot owner’s investment is protected by requiring quality designs standards. Typically within the
greater Sedona marketplace, a high quality custom home can be designed and built for approximately $150 - $200 a square
foot livable. Such a home would include multiple upgrades such as three car garages, granite, modern tile or wood flooring, and sophisticated kitchen packages.
Home Owner's Association/Recreation
Thunder Ridge contains a strategically situated private Community Clubhouse, Pool and Ramada
(lot owners and guests only). The HOA is also looking into the construction of one or more tennis courts
In turn, the clubhouse and entrance area are heavily landscaped. The project abounds with
multiple areas for long hikes or cycling.
As of 2006, the Home Owners Association fees are at a low $336.00 per year, paid quarterly. |
